How the HOME BUYING Process Changed in 2024!

The Home Buying Process has changed dramatically form the past and here is wha you need to know.

Here is a quick overview of the New Home Buying Process for 2024::

01) 
PLAN for financial readiness. Understand the costs involved with buying a home.
02) Start your DREAM with an on-line home search. Search just like an agent using the REAL MLS HOME SEARCH I provide. ​
03) CALL or TEXT ME at (602) 750-1744 to discuss your needs and draw on experience and expert knowledge.
04) MEET or schedule a ZOOM MEETING with me to discuss your priorities and Sign your Buyer Representation Agreement (now required to see homes in person). 
​05) PREPARE for Pre-Approval and Pre-Qualification. Find out how much home you can afford and create a home budget.
06) SEARCH and receive INSTANT NOTIFICATION of Hot New Listings. Including HOMES you will NOT FIND on ANY OTHER WEBSITE!
07) EXPLORE Homes in person. Remember do not visit any home or NEW HOME MODEL CENTER without your Agent on the FIRST VISIT! Otherwise can be giving up your representation rights and it could cost you alot of money.
08) LOVE a property. Have me create a Competitive Market Analysis to show you the approximate value range of the home..
09) Make an OFFER. We will go over all the required paperwork in order to submit your offer to the Seller.
10) NEGOTIATE terms of the offer.
11) Get your OFFER ACCEPTED.
12) Open ESCROW with Title / Escrow and review the Escrow Process.
13) Review all DISCLOSURES and SCHEDULE HOME INSPECTIONS.
14) Request REPAIRS or CREDIT in lieu of repairs if necessary.
15) Complete the APPRAISAL as required by lenders or optional for Cash Buyers.
16) Receive FINAL LOAN APPROVAL from the lender or deposit funds for Cash Buyers.
17) Conduct your FINAL WALK of your new home before closing.
18) SIGN your final documents with the Title / Escrow Company.
19) FINALIZE the transfer of title form the Seller to the Buyer.
20) GET THE KEYS / ACCESS to your new home and CELEBRATE!

6 Important Things You Need to Know You Need to Know

1) I have an entire vetted support team• Did you know that the only person who should legallysend you the mortgage application is a licensed loan officer? There are many complexities involved in the real estate process that my support team and I will guide you through the process.
• I have a roster of resources — like mortgage lenders, title and escrow companies — and trades people like home repair teams, painters, flooring experts, mechanical and repair teams, painters, flooring  experts, mechanical and structural inspectors and even remodeling teams to assist you.

• I will introduce you directly to these resources, and incorporate them as needed.

2) I will make sure you have access to the latest listings.

• As a member of the Multiple Listing Service (MLS), I can enter your search criteria and set up Automatic Listing Alerts to be emailed to you within minutes of new properties entering the MLS. It's important for us to monitor and react to these alerts quickly.

• If you find a property outside your Automatic Listing Alerts, through a third party site, social media post, new home builder or yard sign, it is important to ​contact me for information first instead of contacting those outside sources directly.

• I will provide you with complete property details and provide for showings on your behalf.



3) You must identify my presentation up front at any Open House, New Home Model Center or New Home Inventory (Spec) Home or FSBO visits to confirm my representation. 


• Building a new home can be exciting, but it is important to have an advocate and representative to protect your interest with the home builder. I can help you navigate the many phases of a new home build , where the agent for the development is focused on representing the building, not you!

• If you find yourself interested in a For Sale By Owner (FSBO) property, please let me contact the owner on your behalf. Most homeowners will work with an agent, even though their home is not listed in the MLS. Once again, you should identify my representation upfront at any showing, or I should accommodate you, to confirm my representation.


4) I will help you navigate the Seller's Disclosure.

• The Seller's property disclosure will provide information about the property, disclosing what the Seller  has knowledge of, so that you can make an informed decision prior to finalizing your purchase.

• We will review these disclosures together, and I'll ensure that you understand everything that has been presented to you.

5) I'll guide you during the inspection and home warranty process

• As part of the sales contract, you have the right to inspect the property, including mechanical, electrical, plumbing, and structural portions of the home.

• I highly encourage you to meet the inspector at the end of the inspection, this gives you a chance to discuss any concerns about the property and ask questions you may have. You will also be provided with an itemized report for your review.

• If repairs are needed, you can request that the Seller to make them, ask for concessions or a discount on the home price, or if they're unacceptable, you may void the contract as long as you're within your contingency period.

• Some Sellers will provide a home protection plan to cover items like electrical, heating and cooling systems, plumbing, appliances, and more. If the Seller does not provide this warranty, I can guide you an acquiring the coverage yourself.
